Fantastic news - shop nearly saved!

Thanks to your valuable support and investment, we are delighted to announce that we have exceeded our fundraising target and received a magnificent £338,000 in share purchases.

This easily surpasses our required £300,000 needed to fulfil our grant conditions.  Importantly, it also means that a reduced loan will be required.  With the investment in community shares, together with the grant and bank loan secured, we are pleased to confirm that we can now complete the purchase of the shop and freehold.

As with any property, purchase legal contracts have to be finalised for exchange and completion. The plan is to complete the purchase on or around the 6th April 2017.

We're nearly there... so far we've had £220,000 from people converting their pledges by buying their shares. Quick update regarding share prospectus

EDIT 3rd Feb 2017: The share prospectus has now been printed and delivered to households in the villages

We are just keeping you informed this morning on a slight delay which has occurred resulting in the share prospectus being held up.

Nothing untoward has taken place but necessary official procedures are required with a legal document and this has been unfortunately delayed. 

We are anticipating on proceeding swiftly & will keep you informed on when the prospectus will be available.

Great news and 'Time to buy' events

Some great news

We have secured the largest possible grant for £300,000 that can be awarded by “Power to Change”, conditional on matching that amount with Community Shares.

„„We have received advance assurance from HMRC, that UK tax payers who purchase shares will be eligible for tax relief of 30% under the Social Investment Tax Relief scheme.

„„It is also our aim that there will be 3% interest paid on shares.*

Buying shares

At the end of January we will be distributing the share prospectus and application form to every home in Houghton and Wyton, giving every villager the unique opportunity to own a part of our community shop.

The share offer opens on Saturday 28th January 2017 and will close on Friday 10th March 2017.

*The aspiration is to pay a 3% annual interest on Community Shares whenever it possible to do so.

An amazing opportunity has arisen for an experienced Shop Manager and a Sub Postmaster/Postmistress to join our community-owned village shop which is at is at the heart of Houghton & Wyton village, 18 miles north of Cambridge and was recently voted one of the best places to live in the east of England by the Sunday Times.

The Shop Manager will be responsible for the day-to-day running of the shop as well as driving further growth and development of the business whilst keeping our customers and community at the heart of everything! We are looking for candidates who have excellent communication and customer liaison skills, a strong track record in managing staff and supervising volunteers and who have the desire to be a central part of the community.

This is an exciting opportunity for someone who would like to be part of this new community venture in Houghton and Wyton. The Sub Postmaster/Postmistress will provide Post Office services to both individuals and businesses in the community as well as work in the shop as and when necessary.

This would be an excellent opportunity for a couple looking to work together. There is also the possibility that accommodation could form part of the remuneration package. 

Total package for the Shop Manager position only is circa £28k including accommodation, NI pension. If accommodation not required salary package is reduced to circa £21k.

Power to Change grant

We are delighted to announce we have had official confirmation of a £300,000 grant which is being awarded by the Big Lottery Fund, through Power to Change, in order to allow us to purchase the shop as a community shop.

This is Power to Change's maximum grant and demonstrates that it is not only use that recognises the value that retaining a village shop has by making it a community shop.

The grant providers were particularly impressed with the amount that the village had pledged through community shares to date & this demonstrates what a group of generous local people we have who will really make a difference to their community in 2017.

There is some further good news in that the team have received confirmation through an Advanced Assurance Certificate that the scheme will be under SITR (Social Investment Tax Relief)
We will communicate further shortly but one of the next stages in the process will be to issue a formal share prospectus to everyone who has pledged to date - exact timings of this are determined by other processes that have to be navigated through. The team will update everyone as soon as they know when this is going to be & a launch event will be organised.

Power to Change visit

We were visited by Power to Change on 29th October to discuss our grant application. We are incredibly positive and hope to hear if we are successful by 15th December.

Latest updates

We* have now made the purchase offer** to David and Margaret, which they have accepted subject to conditions & us achieving confirmation on our funding. 

The funding of purchasing the shop relies heavily on a large grant from The National Lottery’s Power to Change Programme (P2C).  The rest of the purchase relies on the pledges and social investment loans.

We heard we’re through to round 2 of the grant process, with more information requested from them on the project, which is a very good sign as there is a huge amount of competition to get to this stage!

One of the reasons we have got through to the next round for the P2C grant is the support and pledges received from residents, which indicated strength of feeling about the shop.  

At the moment we have had 256 people pledging around £260k and we will continue to accept pledges over the coming weeks. 

Very simply, the more we can raise from the village, the smaller the loan we will have to take out to reach the overall purchase price. 

If you know of anyone who simply hasn’t got round to it yet please encourage them to pledge now. There are still forms in the shop & will still be very gratefully received.
